Design - Think about the Sunroom design you would like for your home, then discuss your ideas with us. Bring some rough measurements or maybe a photograph of your home and garden to our Galashiels Showroom. We will then draw up the plans on our computer, showing you how it will look from every angle - as part of our free design and quotation service.

Survey - One of our expert surveyors will then visit your home to take detailed measurements and confirm the position of the french doors, patio door or bi-folding doors and opening windows to your Sunroom. If you do need planning permission, we can sort it out with the local authority in the Scottish Borders, Edinburgh and the Lothians.

Installation - Unlike many other companies, Mitchell Glass will handle everything, from digging the foundations, forming the base and building the dwarf wall, to erecting the frames, roof and fitting the glass. We precisely schedule each step so you know exactly who is arriving and when.

Finishing - We will plaster the internal walls, lay the floor with ceramic tiles or flooring of your choice and install the electric sockets and lighting if requested. If you have ordered a ceiling fan, we will fit it. We even clean up afterwards. When all the jobs are done, we may ask you to fill in a questionnaire, just to make sure you’re totally happy.

Your chosen aluminium, timber or UPVC framework is carefully erected by one of our experienced installers and the roof is specifically designed for your properties environment to ensure worry free winters. Our roofers will neatly finish off your sunroom with tiles or slate to match your home for a seamless connection. We will then dispatch our experienced contractors to install your electrical and plumbing fixtures. We can even install home entertainment systems to complete your sunroom.

We always use a traditional skim finish to the walls which allows for smooth finish ready for decoration. Finally, our experienced installers return to complete the internal works. We can advise on a selection of internal sunroom finishings to complement your existing home.

You don't require planning permission if the extension meets certain rules. This is called 'permitted development'.

If your extension will have one storey, you don't need planning permission as long as:

• it's located at the back of the house
• it doesn't go back further than 3 metres if it's a terraced house, or 4 metres if it isn't
• the height of the eaves (where the wall meets the roof) is no higher than 3 metres
• it's not higher than 4 metres, including sloping roofs
• it doesn't cover more floor area than your house does
• it doesn't take up half the 'curtilage' – the grounds behind your home
• it isn't within a conservation area

Listed Buildings and Conservation Areas

You will require Listed Building Consent for most alterations, including replacement windows and doors, if your home is a Listed Building. Listed A and B homes must be referred to Historic Environment Scotland for consideration but Listed C buildings come under the jurisdiction of your Local Authority. If your property falls within a Conservation Area, special conditions apply too. If Planning Permission is required for your home improvement, Mitchell Glass will guide you, prepare your Architectural Drawings and take care of obtaining Consent from your Local Authority.

You can choose your own interior style for your sunroom – from underfloor heating, atmospheric lighting, sleek door handles, tiling and wooden flooring. In the design stage, Mitchell Glass will advise on electrical requirements for lighting, TVs and home entertainment centres, they will also offer advice on heating for all-year round comfort. Lighting is crucial both inside and out – it creates a warm and welcoming atmosphere. Sunrooms can be designed with a unique interior lighting pelmet for soft low voltage down-lighters while outside you can opt for LED downlighters or brick lights to highlight the beautiful design of your sunroom.
