How To Entice Buyers And Renters, Not Put Them Off

The housing market is blossoming once again. Buyer interest is back and house prices are up in many parts of the country. Whilst it’s good news, there will still be a significant number of people struggling to attract the level of buyer and renter interest that they would like.

Rather than put it down to things that are out of your control, you should so to speak, look a little closer to home. When someone comes to visit your property, either with the intention of becoming a buyer or a tenant, you literally have seconds to impress them. If your home gives off all the wrong impressions then your visitors may have made their mind before they’ve even made their way through the door. The below is a list of things that may be deemed off-putting to many people: • Noisy neighbours • Lack of energy efficient windows and doors • An untidy looking garden • A home full of clutter • Unsightly and/or rotting roofline • Poor interior decoration • Unpleasant odour There are of course other things that could attract a categorical thumb down but these are a good starting-point. How do you deal with such issues? We will tackle each of them individually. 1. Noisy neighbours Noisy neighbours are something that may not necessarily be in your control. You could always write the neighbours concerned a letter or speak to them prior to any viewing or if their noise is that extreme then you should approach your local authority for a solution. 2. Lack of energy efficient windows and doors Get them replaced as soon as you can. A cold home results in costly energy bills, a price that many people will be unwilling to pay. Your property will cost far less to heat when you invest in and install energy efficient windows and doors. 3. An untidy looking garden Give your lawn a mow, trim those overgrown plants, strim the edges of the grass, pull out the weeds and plant some flower seeds to help give your garden some colour. Remember, the garden is likely to be one of the first things that people see so it’ll be worth the effort. 4. A home full of clutter Your home will look far less spacious than it should if your fail to clear your rooms of clutter. We all keep things that we no longer use, whether it’s for sentimental reasons or purely due to laziness, so have a good clear-out. 5. Unsightly and/or rotting roofline You will never have to worry about poor looking roofline again when you replace your existing guttering with a UPVC alternative. UPVC is completely weather-resistant and requires no re-painting, only a quick wipe down when it becomes dirty. 6. Poor interior decoration Transporting your visitors into an abode with a décor that screams 1960s isn’t likely to get them rushing to make an offer. Keep the interior of your home on trend by implementing a contemporary colour scheme and modern furniture. 7. Unpleasant odour When you’re a smoker or your home has a certain scent, you automatically become accustomed to it over time. That smell may not necessarily appeal to the senses of others. Buy some plug-in air fresheners.
